Choosing land for your home

Before you buy a building lot in the Magic Valley

The right building lot gives you room for the home, access, and outdoor space you want within a budget you can manage. Before buying land in Twin Falls, Kimberly, or the surrounding Magic Valley, look into the costs and requirements that come with the property. New Generation Homes can discuss your home plans while you are still comparing lots.

Confirm where and what you can build

Use the parcel number and location to find the planning office responsible for the property. Ask about the proposed home, the land-use designation, and the reviews required. Land with a city mailing address can fall under a different planning jurisdiction, so confirm the parcel itself.

Twin Falls County provides building, zoning, and area-of-impact resources. The City of Twin Falls publishes its own residential application information. Our city and county guides link to local resources throughout the area we serve.

Check how the home would fit on the lot

A parcel can have plenty of acreage but a smaller area available for the house than you expect. Review the plat, available survey, easements, and subdivision guidelines with the appropriate professionals. Setbacks and other restrictions can affect the width, depth, and position of your home.

Consider the whole property layout, including the driveway, garage approach, patio, and a possible future shop. Slopes, drainage, and existing features may influence the design. A rough sketch helps explain what you want; the final layout needs to be checked against the property records and applicable requirements.

Understand the water and septic arrangements

Check whether the property will use city services or needs a well and septic system. For city connections, ask the provider about availability, required work, and charges. Kimberly lists construction water separately from water and sewer hookups, so include both in your questions.

For a proposed well, consult the Idaho Department of Water Resources and a qualified driller about the intended use. South Central Public Health District provides local septic site-evaluation and permit resources. Get answers for the lot you are buying, since a neighboring property may have different conditions.

Find out what it takes to connect utilities

A power line along the road does not tell you what it will cost to bring service to the house. Ask providers about the connection point, any extension work, and the route across the property. Include communications and the other utilities you intend to use.

Idaho Power provides information for new construction and guidance on locating easement records through a title company or county recorder. Check those documents early if the proposed utility route or driveway crosses another property.

Include access and site work in your comparison

Confirm recorded access rights and any road-authority requirements for the driveway. On a private or shared road, find out who handles maintenance. The approach needs to work for construction deliveries as well as everyday use once you move in.

Compare properties using the land price together with expected site work and connection costs. A lower purchase price can leave less room in the home budget if the parcel needs substantial preparation. Identify the remaining unknowns before deciding which lot offers the best fit.
